Council opposes Kogarah Golf Club redevelopment in current form

Bayside Council has raised planning, flooding, vegetation and open-space concerns over the proposed employment and data-centre precinct.

Bayside Council has endorsed a submission opposing the proposed Kogarah Golf Club redevelopment in its current form, raising concerns about planning, flooding, vegetation and impacts on future public open space.

The State Significant Development proposal seeks approval for a major employment precinct incorporating logistics, warehousing, commercial development and data-centre operations.

Council says it recognises the site’s strategic and economic importance near Sydney Airport and Port Botany, but its assessment identified a number of unresolved issues.

Those concerns include consistency with strategic planning objectives, building height and bulk, impacts on the future Pemulwuy Park, the absence of a site-specific Development Control Plan, loss of significant vegetation, flooding and landform changes, and landowner-consent issues.

Council says further work is needed to address environmental impacts, protect public open-space outcomes and produce a built environment that responds appropriately to the site.

Because the project is being assessed as State Significant Development, Council’s position is a submission to the NSW assessment process rather than the final determination. The ultimate planning decision does not sit with Bayside Council.

For local residents, the proposal is significant because it could reshape a large site close to the airport, major roads and future public open space. Council says it will continue advocating for an outcome that balances economic development with environmental protection, community benefit and urban design.

The detailed Council submission forms part of the public planning record and provides more information about the issues raised during its assessment.
